Scope of Work updated 8/7/26
General Notes
- Demo Intercom System
- Demo all blinds and window treatments on Main floor
- Leave sprinkler head in Dining Room
- Keep glass French doors from new Dining Room, for potential re-use in office in LL. Take down there to show client how they would look
- Demo speakers in GR ceiling
- Beam vac: Contact them to check system & filters. Add to budget?
- Walls to be opened and built prior to floors lacing in and refinished. Advise Diane timing on this
- Diane Bowler demo'ing scullery wood floors and saving planks for lacing in other areas. Advise Diane when we'd like those floors demo'd
- Crew use powder room as long as possible, then put an old toilet in the new powder room, and use until that's finished. Bring in portapotty at the end
- Carefully wrap and pad: 3 valuable light fixtures for Metro Lighting to sell: GR Chandelier, Foyer ceiling light, Sconce light (Brad already took down. Please locate.) Once wrapped, either deliver to Metro Brentwood, or have them come pick up
- A temporary zipper wall will be installed in the hallway to seal off the work area after daughter’s visit
- Return air vents will be covered with black fabric to catch dust.
- Ceiling Beams: Liz determining design with a reveal on the edges and will review it upon her return.
- Leak Defense System: The control box needs a plug-in outlet. The proposed solution is to place the unit and outlet in the laundry room tucked on counter corner next to W/D
- Central Vacuum: Outlets that are difficult to move will be sealed off to prevent leaks.
- Carpet: Second-floor carpet installation is scheduled for August 28. Wenchel’s will measure stairs on August 6. The same carpet will be used in the upstairs bedrooms and hallway.
Doors
- Garage man door, 90 min. Fire rating
- New 8' front door and side lites, which will eliminate transom above
- Baldwin Dunsmoor handles/locksets
- Semi hidden Primary closet door with SOSS or other hinges. To Be Figured Out in Field. Discuss with Mark
- Hidden Pantry doors with SOSS or other hinges. To Be Figured Out in Field. Discuss with Mark
- Door/window unit to be installed on back wall of Great Room. Includes demo'ing old unit and disposing of
Windows
- Windows: Pricing for ten Andersen 400 series wood-clad windows being presented to client
Millwork
- 7 ¼" base molding @ Main level
- Decorative molding fireplace trim to be specified by Design Team. Need dimensioned drawings
- SAVE DENTIL MOLDING REMOVED IN HOUSE, TO LACE IN NEW DINING ROOM, IF NEEDED
- In Kitchen/Eating area/Scullery and Primary Bathroom, cabinet designer will provide crown for the rest of the room
- Determine if there is crown in Primary Bedroom
- Confirm escutcheon size for riser-mounted fixtures before setting molding.
- Panels and Molding: Wall panels will be manufactured by Koetter. Dimensions are needed from Sabrin to ensure they accommodate planned 2-inch can light. Fixtures will mount to a riser, so canopy size must be confirmed before setting molding. DOUBLE CHECK CONSTRUCTION DRAWINGS AGAINST SABRYN’S DRAWING
Cabinet Hardware
- Hardware: Hardware was selected at Locks & Pulls; Liz is to confirm quantities and sizes.
Tile
- Tile: New samples will be ordered from current stock lots to ensure appearance and availability match. It is recommended to order extra footage.
- MV to call the tile shop to get new samples from current stock and confirm levels.
Electrician
- Mike Beck from Metro doing lighting plan/locations and switching
- In the Great Room, review number and location of can lights desired in Great Room, and determine if they will fit in the ceiling in desired locations due to joists
- Mike Beck to be onsite for GR discussion and pin-style Light going in at the top of the arched area
- Client's media company will provide Radio RAH system and switches on everything but closets. Coordinate electrical switches and outlets
- A/V will do electric to remote controlled shades in GR
- Need outlet for TV over FP
- Adding 4 sconces over bookcases in GR
- Outlet on each side of bookcase on a shelf, TBD
- Two sconces in Powder room
- Surface mount small chandelier or ceiling light in antechamber outside of bedroom
- Lighted mirror over dressing area in Primary
- Redo all switches and outlets. Confirming White Lutron matte, per client (Correct?)
- Rewire and finish due to moving walls and new plan
- Design Team to advise decorative lighting, locations, heights and specs
- Media consider placing Lutron scene controls in coat closet
- Use strip outlets under wall cabinets, place some outlets in cabinet sides. Low-placed outlet for coffee maker per client instruction.
- Client marking up plans
- An “appliance garage” requires two outlets in the back.
- A high outlet is needed for a TV per client
- Add outlet to Powder room toilet for future
- Wires for electric blinds are on-site and will be installed once walls are opened.
- The media person will provide RadioRA switches. Streib to use matching Lutron white
- Can light Spec sheets are being provided. GR cans have larger drivers affecting placement. Client concern about too many cans?
- Picture Light at Buffet
- Floor Outlets in GR: Design Team providing Placement per furniture layout and hard dimensions from two walls
- Code Compliance: The team will continue marking preferred outlet/switch locations on plans with question marks for code checks, particularly regarding countertop spacing (e.g., every ~2 feet?) and island outlets with Streib
- Solar Electric: A solar electric unit will be installed, with an additional related component outside for ???
- Schedule a pre-job electrician walkthrough after framing/demo (target in ~2 weeks from 2026-08-04).
Plumber
- Move, rough in and finish plumbing per plan
- New Primary toilet room location per plan
- Run new line to new Powder Room toilet tying into Primary toilet
- New shower drain location per plan
- Drain pan under washer/dryer
- Appliances
HVAC
- Move return air ducts due to rooms/walls reconfiguring
- Move ductwork up in Primary vestibule
- Move ductwork in kitchen. Reroute for new 2nd floor heating/cooling
- Eliminate current cooktop vent in kitchen and reroute to new location
- New venting location/s for Primary bathroom ?
- Thermostat getting new wiring. Possibly change out hipped glass thermostat
- HVAC and Ductwork: A large duct in the primary bedroom's old closet needs to be assessed and possibly moved.
Painting
- MDG paint everywhere on main level
- Paint schedule from Design Team by mid September
Foyer
- Foyer heights: 17' to 11'
- 8" decorative faux beams per plan. Not structural. Decorative only

New Dining Room
- Larger, higher opening on foyer side. Will be cased opening, per plan
- Create opening on GR side, per plan
- Add header
- Opening to Great Room/Living Room to be centered on midline of dining room window
- Doors at new Dining room are to be removed by popping the pins and saved for potential reuse in LL
- New Dining room: Lower wainscot molding will be stripped and removed; the upper crown molding will be kept.
Great Room
- New fireplace limestone mantel by Mason Made
- New box, logs and doors?
- Built in cabinets on either side of Fireplace by Beck-Allen
- MDG Build valance for motorized shades. Specs from Design Team by 9/8
- Fireplace: The upstairs firebox is functional. The downstairs fireplace is non-functional and will be filled with decorative logs. Client looking for logset and possible new door at Fireplace & Grill Center
Kitchen, Powder Rm, Laundry Rm, Current Dining Room
- Freestanding post to be eliminated, with addition of beam/s per architectural drawings
- Move entry from garage per plan. MDG add grab rail in garage with stairs at new garage door location
- Move powder room to Primary suite area
- Open wall into current Dining Room and expand kitchen
- Build wall to separate scullery area
- Add short wall build-out next to stairs
- MDG will handle appliance install
- Powder Room: Flip the powder room layout to accommodate existing ducts. Change the door swing
Primary Suite
- Raise vestibule ceiling so 8' doors fit
