Project Phases — Overview

Phase 1
  • Wall moldings to be laid out and applied
  • Fireplace moldings to be applied
  • Determine mantel legs with Ryan
  • Drop ceiling in bar
  • Demo bar and vanilla box it out. Cover it and wait till the cabinets come in
  • Rough in plumbing and lighting?
  • Replace glass in bar window
  • Fireplace stone, mantle trim build-up and doors
  • SFI templating FP 7/30
  • Paint walls
  • Determine Exterior work scope and bid

  • Install Bar cabinets, countertop, sink, faucet, plumbing, wine fridge and electrical finish

Great Room / Family Room — Scope of Work
Great Room / Family Room
  • Demo bar and vanilla box it out. Cover it and wait till the cabinets come in
  • Drop ceiling in bar
  • Replace glass in bar window
  • Fireplace stone, mantle trim build-up and doors
  • Living room - Wall molding
  • Refer to Emily's drawing
  • Keep existing Chairrail and molding
  • Use same 3 1/4" chairrail molding to create applied wall panels
  • Emily's drawing shows the panel above the fireplace to line up with the outside of mantel legs. CHECK IN FIELD
  • Dimensions in between panels to be consistent; see revised drawing
  • Paint colors TBD. Emily please advise
Painting
  • Paint walls, trim on walls, ceiling at bar in Living Room, Trim at new doors install.
  • No window or door painting, separate from the front doors and Lanai doors
  • Please note that the new exterior door bids don't include paint, so MDG has an allowance in here to paint and stain the doors

Doors — Scope of Work
Front Door
  • Most likely going with a stained door
  • Ryan bid white oak
  • Arched design inside door style vs. rectilinear
  • Flemish glass option possible
  • 3/4 glass panel as shown in inspiration picture
  • Arches inside door. OK by Ryan Bruning?
  • Client to visit showroom to select final stain color and Baldwin door hardware style and finish
  • Upon door selection approval, Jason to remove trim around front door for exact measures
  • Operating door to be on left when facing doors from exterior
Back Door
  • Ryan bid new, taller double doors to height of current semicircular transom (transom goes away). Approval TBD
  • New side lites in same openings
  • Operating door on right when looking at it from exterior

Exterior / Deck / Pool — Scope of Work

Exterior Grill Area
  • Grill area to be either covered with pavers (that match the tile in the screened porch
  • Or – Possible pedestal mounting system to bring the patio up to the same plane as the deck. Riser 7-1/4"
  • Or – Same Cool Deck coating as new spec for pool area
  • MDG need to evaluate these options. Call in someone from raised deck vendor?
  • Emily to dig up emails from Terbrock on where they had initially landed
Exterior Deck
  • MDG call an underdecking Rep to evaluate why it's leaking (holding water) in the cavity between the deck and underdecking system. May need new underdeck system
  • Recommend updates: new metal railing. Possible complete deck redo
  • ***Deck to be figured out first
Pool Deck / Area
  • Repaint Cool Deck coating on entire lower deck area
  • MDG call Jason @ Pool Specialists. They resurfaced the pool interior a couple of years ago. Check to see if they have any plans/dimensions
